HVAC TECHNICIAN (FULL TIME) - $1,500 SIGN ON BONUS

Duties and Responsibilities:

  • Oversees operation, repair and P. M. of building automation controls and valves directly relating to HVAC, electrical, piping/plumbing systems; assist in determining frequency of repair and/or P. M. systems.
  • Understands the engineering design and operational aspects of the building and critical support systems and components.
  • Must be able to immediately recognize system shortcomings, troubleshoot and respond to operational and emergency situations.
  • Monitors operation and maintains heating and cooling valves, HVAC VAV controls, refrigeration, water cooling and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; reviewing logs as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions on an as need basis.
  • Checks malfunctioning equipment and ascertains corrective action required to restore to satisfactory operating condition.
  • Works with the client to schedule equipment to be taken off line so that preventative maintenance can be performed with minimal impact to the end users.
  • Monitors operation of buildings electrical and mechanical equipment supporting the facility and facility s critical operations.
  • This position requires the ability to analyze the operation of the various systems, determine the cause of any problem / malfunctions and takes corrective action as required.
  • Confers/communicates with work order requestors.
  • Coordinates with client representatives to understand their needs and ensure the work scheduled takes into account the operational windows for repair.
  • Ensures that work is performed efficiently with a minimum amount of disruption and inconvenience. Track completion rate and outstanding work orders.
  • Drive team efficiency and provide oversight and support as needed.
  • Prioritize all PM s, corrective and emergent work orders for the site (annual, monthly, weekly, and daily). Schedule and assign work to individuals with the assistance of the work order clerk and scheduler/planner.
  • Interface with projects to ensure the right resources from the site are consulted and informed. Directs the performance of contracted maintenance work as needed. Specific tasks include but are not limited to: insuring the timely performance of maintenance contract work, overseeing the fulfillment of equipment warrantee obligations by the installer and securing equipment manuals and drawings from the installers/contractors.
  • Maintains a clean and safe working environment. Identifies and assist with all Health Safety and Environmental (HSE) issues as they arise. Complies with departmental policy for the safe storage, usage and disposal of hazardous materials.
  • Complete all assigned Compass and Client required training and complies to the established training standards at all times.
  • Recommends and estimates facilities repairs and improvements for inclusion in the annual budget.
  • Reviews and submit all field requisitions completed for the facility.
  • Assures all work is performed in a timely manner.
  • Ensures the availability of an adequate inventory of tools and other supplies to operate the building. Specific duties include but are not limited to: preparing and submitting purchase orders requests, developing sources for stock materials and performing periodic checks of inventory levels and equipment conditions.
  • Performs additional duties as requested.

Job Specifications:

Education and Experience Required:

Associate Degree in technical / trade school - five years experience as a Supervisor in a similar-sized institution in engineering discipline preferred. Ability to read, comprehend, and transmit complicated detailed instructions in writing and orally. 5 years plus experience with Building automation HVAC systems. Knowledge of electric controls and DDC.

Train other HVAC Technicians and staff in preventative maintenance, repair and care of HVAC systems. Using the CMMS work order system, assign work orders to other HVAC Technician s for all campuses for PM s and regular work. Follow through with technicians to verify work has been complete and work orders closed out properly. Works with outside vendors, engineers and consultants on projects affecting HVAC systems on buildings and incorporate their designs. Document employee activities for job performance tracking. Work with Director to hire staff in your area.

Supervise day-to-day operations of the HVAC staff assigned to you. Be available 24 hours a day 7 days a week for emergency calls. Manage the BAS on a daily schedule Other duties as assigned.

Necessary Experience and Qualifications:

  • Minimum of a high school diploma. EPA Certified Universal Tech
  • Multi-discipline individuals preferred.
  • 5 -years 10 years of experience with extensive controls experience. Knowledge of Metasys, Siemens Apogee, Andover, Automated Logic and Phoenix hardware and controls preferred.
  • Exposure to HVAC, piping/plumbing systems, mechanical systems, and low voltage electrical systems operation.
  • Conflict resolution skills. Excellent written and oral communication skills.
  • Good interpersonal skills, ability to communicate well in both oral and written reports. Leads by example. Manages competing priorities well. Ability to analyze and make decisions based on broad range of data.
  • Ability to effectively deal with customer/consumer complaints.
  • Must be proficient in basic computer application software such as MS Office, Outlook, etc.

WORK PERFORMED:

  • Plans, organizes, and controls activities of maintenance staff under to keep staff engaged in maintaining, repairing, and renovating plant and facilities.
  • Assigns work to trades staff, maintains flow and quality of work to assure timely completion of assigned workload and adherence to standards of quality control.

    • Prepares and/or reviews performance evaluations for assigned personnel.
    • Schedules and approves vacation and holidays.
    • Orients new employees and develops training procedures for assigned personnel.
    • Resolves staff complaints or payroll concerns.
    • Performs counseling and disciplinary responsibilities as required.
    • Interviews applicants and recommends qualified individuals for hire.
    • Reviews and evaluates existing methods, systems, programs, practices, and procedures, develops and recommends changes to Director. Implements or guides implementation of new and/or modifies methods, systems, programs, practices, and/or procedures.

    Equipment, Machine, or Manual Skills Required:

    • Good physical condition and ability to operate departmental equipment. Effective written skills, oral communications, computer proficiency (MS office professional) (computerized maintenance management system) (Building Automation Systems)\ maintenance equipment and train people in its use.

    Physical Demands:

    • Sits, stands, bends, kneels, climbs stairs, ladders and equipment; has good sense of balance to work on heights. Some lifting of medium and/or heavy equipment and tools.

    Working Conditions:

    • Some exposure to hazards or risks. Heat, noise, dust and dirt, areas requiring environmental controls or access limitations. Ability to meet deadlines and make sound decisions, sometimes under stress. Works hours necessary to maintain facilities in a safe manner including nights and weekends.
